We have been in the vacation rental business since 2003, starting with top ski resort destinations and expanding to serve homeowners throughout the United States, and beyond. 

We began with the recognition that different homeowners have different needs, different goals, and different preferences.  So, we customize our approach to work for each homeowner or ownership group, their needs, their goals, and their preferences.  Whether you want to maximize the rental income from property, or simply get a few rentals when you’re not using your home, or anywhere in between – we are experts at achieving your goals, and tailoring the approach to achieve your goals the right way.
There is no cost to get started work with us.  You’ll invest only time.  First you learn about and understand how things normally work.  You then give us feedback and ask questions.  We address how we solve problems, how we handle various situations.  We discuss what is important to you, and whether or how we might tailor our approach.

If you choose to sign up with us, we launch marketing and reservations after a process that involves reviewing marketing plans, pricing strategy, your property’s first website, and more.  We launch when you’ve reviewed things, when you’re ready. Our owners only pay us a modest commission, and we are not paid until the reservation has ended. In fact, we are paid only after our homeowners have been paid. 

Here are some homeowner “types” and some examples of how things can work.  Are you one of these?  How can we work with together?

  1. “BY OWNER RENTED” & SEEKING MORE RENTALS
    If you are already renting the home, doing things yourself, you might be investing a lot of time, while still seeing returns below what is possible.  Perhaps you don’t have enough time, enough technology, and you’re being outcompeted by ever more sophisticated competitors.  If your rate strategies are not dynamic, not being adjusted, or you’re limiting your marketing to one or two online booking channels, then you’re leaving money on the table.  We offer you two options to improve the situation:  (1) Keep doing what you’re doing, renting on your own, but start working with us as well on a “non-exclusive” basis.  You can keep marketing the home yourself, while we expand the marketing of your property to new places, new booking channels, and help you get more reservations per year, to fill the gaps in your calendar, or  (2)  Let us market your property exclusively.  We’ll handle all aspects of the marketing and reservations for your home, while you sit back, relax, and maybe even make more money than you were when you had to do it all yourself.
  2. A BUSINESS OWNER, SEEKING REVENUES & RETURNS
    If you would like to maximize the revenue potential of your home, we are experts at accomplishing this goal. We will market your home under an aggressive strategy, with pricing that changes constantly with market conditions, keeping rates in line with competitors when appropriate, holding firm on higher rates when appropriate, and offering discounts or below market rates when appropriate, such as for select groups, dates, lengths of stay, or a combination of factors. We will work strategically and effectively to fill the rental calendar for your vacation home and produce as much revenue as possible.
  3. A HOMEOWNER, SEEKING A FEW RENTALS AT SELECT TIMES
    We know that some homeowners care more about using their home themselves, having it available for family and friends, or limiting wear and tear, than how much money is made. You might seek only a fraction of the revenue that your home is capable of producing. Perhaps you seek only to have rental revenues cover some annual expenses, or to help you save up for future renovations or capital projects. You might want us to focus more on the quality of guests and you might have strict criteria that make a rental “worthwhile.” We can market your home and screen your guests in a way that matches your goals and preferences. Some of our homeowners don’t care whether they rent at all, but are happy to have revenue when the right conditions are met.
  4. PROFESSIONALLY MANAGED & SATISFIED
    If you currently have your home managed by a full-service property management company, and you are happy with the service that you are receiving – we encourage you to ask your property manager to contact us. Chances are that we can integrate their software with ours, expand the marketing of your home, and bring you additional rentals, without changing anything else.
